SUMMARY

San Leandro Tech Center, LLC has submitted Parcel Map 11619 for City Council approval.
RECOMMENDATIONS

Staff recommend adopting the Resolution approving Parcel Map 11619, a two-lot subdivision at 600 Parrott Street.

BACKGROUND

The subject property is a 3.13-acre parcel comprised of the San Leandro Tech Campus, located at the west end of Parrott Street between the San Leandro BART station and the Niles railroad subdivision. A multi-level parking structure exists on the northern portion of the parcel and the remainder is undeveloped. The undeveloped southern portion of the property was previously approved in 2017 as a 7-story residential mixed-use development including 13,000 square feet of office space on the ground floor and 197 units of multi-family residential units above.

Analysis

The intended residential mixed-use development on the parcel has not occurred. The owner, San Leandro Tech Campus LLC, is seeking other options to utilize the site, including splitting the lot into two separate parcels. Parcel Map 11619 will subdivide the existing parcel into two parcels. Parcel 1 would contain the existing parking garage. Parcel 2 would be the remaining undeveloped portion currently zoned for office and mixed use (Downtown Area 6 Zoning District).

San Leandro Municipal Code ??7-1-515 and 7-1-520 require both a City Planner's report and a City Engineer's report to accompany a parcel map approval.

City Planner's Review: The City's Planning Division examined the Parcel Map in relation to the existing zoning, the requirements of the General Plan, the applicable Specific Plans and like considerations per the attached City Planner's report.
