SUMMARY

SVI Wicks, LLC submitted Parcel Map 11502, a single-lot subdivision for commercial condominium purposes, located near the intersection of Wicks Boulevard and Farrallon Drive for City Council Approval.

RECOMMENDATIONS

Staff recommend adoption of the Resolution approving Parcel Map 11502.

BACKGROUND

The subject property is located on the east side of Wicks Boulvard, between Pike Avenue and Farallon Drive. Behind the rear of the property is an Alameda County flood channel. The property is owned by SVI Wicks, LLC. The overall lot size is 47,750 square feet (0.98 acres) with one existing industrial building of approximately 19,000 square feet. The building is to be subdivided into six separate non-residential condominium units. The land is currently zoned as IP, Industrial Park, which allows for this configuration.

Analysis

The owner would like to subdivide the land with a condominium map so each unit can be individually owned. The property will be subdivided into six non-residential condominium parcels plus some shared space and a surrounding common interest parcel. The six units are separated by shared walls. The existing building footprint will remain unchanged. Maintenance responsibilities of each unit and the surrounding common interest parcel area are defined in a Conditions, Covenants, and Restrictions (CC&Rs) document.

San Leandro Municipal Code ?7-1-515 and ?7-1-520 require both a City Planner's report, and a City Engineer's report to accompany a parcel map approval.
